Manager – Commercial / Investment & CostAnalysis

The Role JobObjective: To provide various analyses, andbe an advisory to Rak Properties to enable the company to makeviable/feasible short-term, mid-term and long-term business andinvestment strategies and development plans. Key Responsibilities:• Carry out feasibility studies for all new projects,including scenario analysis to be utilized for decision-makingpurposes on projects by Board of Directors. • Follow upand collect all inputs from all the concerned to develop thefeasibility study and prepare the presentation for the review ofsenior management before presenting it to the Board committees.• Update the feasibility study and issue Red Flag atappropriate time to the Sr. Management suggesting correctiveaction. • Update Business Plan based on ongoing internaland external changes with impact on financials, funding and cashflow. • Build market intelligence about thecompetitors’ activities, supply and demand in order tofacilitate the new product development, pricing strategy etc.• Prepare financial models and financial projections forall corporate strategy initiatives and projects such as formulationof new subsidiaries, Joint Ventures, acquisitions and otherstrategic items. • Review the business plans received frompotential investors for Joint-Venture & investmentpartnership, and prepare financial analysis for it. •Assess/evaluate incoming proposals from external parties andparticipate in Tender negotiations wherever required. •Follow up the cost movement in coordination with the projects& finance departments and submit periodic report on themovement of the project in line with budget approval. •Co-ordinate closely with contracts department and participate inthe cost reduction and value Engineering. • Review newinvestment and submit recommendation. • Conductfeasibility studies for Hotel, Retail properties etc. •Carry out land and asset valuation and prepare proposal for selling& buying land. • Prepare corporate cash flow withnecessary analysis and present recommendation to the CEO.• Support in Investment related matters such as Exit, Swapand Due Diligence. • Work with outside consultantsadvising on corporate-level matters. • Assist financedepartment in discussion and negotiation with banks for projectfinance. • Review Financial Statements, press releases,marketing material and Annual Reports. • Assist Directorof Development in preparing Business Case documents for newprojects to present to Board of Directors. • Prepare SalesPitch documents for investments, bulk sales etc. • Act asthe Owner of RAKP’s feasibility templates on EstateMaster; organize and maintain files. • Assist Director ofDevelopment in reviewing Reports and other communications to Boardof Directors. RequirementsRequisiteQualifications: •Bachelor's degree in Engineering or Finance or businessstudies. Master’s Degree in BusinessManagement/Administration is highly desirable. ExperienceRequirement: • At least 12 years of relevant workexperience out of which minimum 5-7 years must be working in asimilar position with leading organization in Real Estate/propertyindustry in UAE/GCC. • Should have hands-on experience infeasibilities studies, financial modelling & analysis,investment appraisal, valuation & pricing analysis,business analytics, scenario & sensitivity analysis, marketintelligence etc. Skill Sets Required: • Strong Commercialacumen. • Research, Analysis & Costing skills.• Numerical & Report Writing skills. •Knowledge and Awareness of Local & Regional realestate/property market. • Organization, planning &IT skills. • Familiar with Argus Estate Master or similarsoftware. • Ability to handle & manage conflictsand multiple assignments. • Excellent Negotiation skills.• Communication, Interpersonal & Presentationskills.
